What are the Regulations for Loft Conversions?

There are two main types of loft conversions, Roofline and Dormer loft conversions. They have different regulations to keep into account.

What building regulations are required?

For roofline loft conversions the room is created within the existing roof space and Velux windows are fitted to the slanted roof. With this type of roof conversion planing permission is not normally required (check with your local authority for current planning permission laws in your area), but building regulations need to be met. For Dormer Conversions, building regulations include:

  • Ventilation
  • Fire Escapes & Fire Safety
  • Structural Stability
  • Insulation

How is loft conversion space created or used?

With Dormer loft conversions the size of the roof is extended to create more space. There are two main types of Dormer loft conversions, front and rear. The Domer conversions on the rear of the house are used to add extra space and floor space to the room. Where as Dormer conversions on the front of the house tend to be smaller and more keeping with the style of the house. The shape and size of Dormer conversions vary considerably with each house and planning permission is not always required.

What is the permitted development allowance?

Every house has a permitted development allowance, which means that the house can be extended by usually 40 - 50 cubic meters without planning permission, depending on the style of the house. There are other guidelines which come into place when assessing if planning permission is needed, these include:

  • The house must not be in a conservation area.
  • The new structure must not rise higher than the highest part of the original roof.
  • Looking at a birds eye view of the plans the new structure must not exceed the existing floor plan of the building.
Even when planning permission is not required building regulations need to be followed and an architectural plan will need to be submitted to your local council and building control department. They should advise you of any changes that may need to take place to the plans before work commences.
